Rift Valley’s premier shopping mall, Buffalo Mall Naivasha, has successfully leased 95% of the mall to Kenya’s top brands. The developer, Buffalo Mall Developments, has embarked on an ambitious development strategy targeting Kenya’s secondary cities. Already, the company has set new standards of design and rigorous execution as Phase One of Buffalo Mall Naivasha completes on schedule at the end of November 2014, only eleven months from construction start.
The developer has expressed satisfaction with construction progress and quality of delivery on site.
“We are very pleased with the level of interest demonstrated by tenants and consumers alike. Phase One has attracted an array of Kenya’s leading brands and more than 20% of Phase Two is already leased, with considerable expressions of interest having been received for the balance of areas. The provision of truly international standard modern retail facilities in Kenya’s secondary cities is long overdue, hence this level of interest, and it is a key market we will focus on,” quoth a representative from BMD.
Phase One of Buffalo Mall Naivasha will total over 7,400 sq. m. (79,653 sq. ft.) which is made up of a supermarket and a retail gallery. Phase Two will add a further 14,000 sq.m. (151,000 sq. ft.) upon completion in 2016. The shopping centre is situated at the heart of an 18 hectare (44.5 acre) master planned site which features a range of complementary planned developments including a business hotel, a process and packaging facility, apartments, hospital, office units, petrol stations and car servicing. Buffalo Mall Naivasha is being developed in partnership with Delamere Holdings, with senior debt finance provided by Housing Finance Company of Kenya (HFCK).
STRONG TENANT DEMAND
The development of Buffalo Mall Naivasha has generated considerable interest from Kenya’s leading retail brands seeking to target Rift Valley consumers. Tuskys is the main anchor tenant having leasing 3,861 sq. m. (41,544 sq. ft.) of supermarket premises plus 450 sq. m. (4,842 sq. ft.) of loading areas in Phase One. In addition Tuskys has leased a further 2,409 sq. m. (25,920 sq. ft.) of additional supermarket premises in Phase Two.

Buffalo Mall Naivasha is the first of a number of shopping centres that Buffalo Mall Developments plans to develop in Kenya’s secondary cities. The company expects to announce its next target location by the end of the year.
